<p><strong>Dual Agency </strong>- Dual agency is where one agent represents both parties in a real estate transaction. Dual agency usually happens when a buyer calls a listing agent and wants to right an offer, but they are not represented by an agent of their own.   In that case the seller&#8217;s agent will have to act as a neutral party to both parties. However, the selling agent already has a signed contract to get the seller the best possible deal in the transaction.  Which means, although the agent is suppose to be neutral in the transaction, this isn&#8217;t always the case.</p>
<p>There is a lot of discussion on dual agency, and whether or not it should be permitted.  Most states require a full disclosure agreement to be signed in dual agency, and must be explained thoroughly to both parties involved. But that doesn&#8217;t mean there are some agents that take advantage of one of the parties in the deal, especially if it&#8217;s someone that doesn&#8217;t have experience buying or selling real estate.</p>
<p>When buying a home, be sure to have your own representation, and a buyer&#8217;s agent is the best way to do that. If you think that working with a sellers agent to buy a home they have listed is going to save you money, remember one thing. <p>People who own homes are much more likely to get involved in the community, homeowners vote more, and they care about their homes appearance. Being a homeowner is a great responsibility, but it also has some great benefits. Owning your own home is putting money towards your future.</p>
<p>Every payment you make is adding value to you, your family, and your future. It&#8217;s nice when owning a home works out this way, but lately we have hit a rocky road. There are a few things you can do to secure your home&#8217;s equity.</p>
<p>Before securing a home equity loan, be sure that you don&#8217;t borrow more then 80% of the equity you have in your home. If home values drop in your area, you may be left with a loan that you owe more then expected on. The only time I would go over is if you were doing renovations to the home itself. Just make sure you consult with a local REALTOR to ensure what your home improvements are going to add to or sustain the value of your home.</p>
<p>When you buy a home, expect to live their for at least 5 years. Buying a home and selling a year later is not going to be an effective use of your money anymore. Unless you are a house flipper, buying and selling homes fast is a thing of the past, especially if you put little to no money down.</p>
<p>Being responsible with home-ownership is the new way to buy homes. But it&#8217;s not a new exercise. We need to get back to the way it was before the market crash, before wall street, and before big government told us how to run our neighborhoods. If we can all be more responsible in our own lives, we will all benefit from a better community, and a better nation.</p>

<p><strong><span style="color: #000000;"> </span></strong><span style="color: #000000;">Today&#8217;s real estate market is unlike any other in the history of the United States.  Getting to know your local market is crucial to ensure you are getting the best value for your dollar.  If you listen to the national reports, you need to step back, and realize that every single market is different.  What happens in California has no bearing on what happens in South Dakota.</span></p>
<p><span style="color: #000000;">To get educated you need to go to the source, find the person in your market that shows they are the expert.  Real estate agents may be your most valuable asset when purchasing a home, and if you&#8217;re using a buyers agent, their services are free. A buyers agent doesn&#8217;t get paid unless they help you buy a home, and the sellers pay the REALTOR(R) fees.</span></p>
<p><strong><span style="color: #000000;">Pre-Approval/Credit Repair</span></strong></p>
<p><span style="color: #000000;">In order to purchase a home you have to either have money or you have to be able to qualify for a loan.  If you&#8217;re like most people, a loan is the only way you will be able to purchase a home.  Which means, you need to have great credit, and money in the bank for a down payment.</span></p>
<p><span style="color: #000000;">(There are loan programs out there that allow for a very small down payment or none at all. I would not recommend buying a home with no down payment, as that is one of the biggest reasons for the housing collapse, and is the direct result of increased forclosures because home owners are underwater in their mortgage.)</span></p>
<p><span style="color: #000000;">If you have bad credit or no credit at all, there are a lot of credit repair services that help you. Be wary of the scams though, some credit repair services will take money from you, and leave you with nothing. The best way to get help with your credit, is to consult with a local mortgage lender that is working with a bank. If they know you want to repair your credit to get a loan for a home, they will be more then helpful assisting you because they know you may use them to buy that home.</span></p>
<p><strong><span style="color: #000000;">Change Your Spending /Saving Habits</span></strong></p>
<p><span style="color: #000000;">In order for you to get into a new home, you must keep an eye on your spending habits, save some money, and be prepared to pay the price. Home ownership is a responsibility that can affect you for the rest of your life, both negatively and positively. If you&#8217;re not ready to buy a home, the negative affects can last for years. If you lose your home to foreclosure, it can take years to get back on your feet. However, homeownership is a step on the path to sustained wealth, security in your family, equity for retirement, and the American dream.  Paying rent is paying money into someone else&#8217;s bank account. Paying a mortgage is putting money into your future.</span></p>
<p><span style="color: #000000;">Before getting a new credit card, buying that shiny new car, getting the biggest T.V. in the electronics store, stop and think how that purchase is going to affect your time frame to home ownership.  Can you put off that extra expenditure for a few months, or years to buy a home? Dealing with the market conditions the way they are today is hard on any seller, whether you have equity or not.</p>
<p>What makes it even harder to sell a home, is the way you feel when you finally get an offer, and it&#8217;s so low you want to wring the potential buyers neck!</p>
<p>Hold on there, take a step back, and think really hard about the situation. How long have you been on the market? How much do you really need to get out of your home? Is this offer going to be the only offer you get? Are they just testing you, or are they shopping low balls all over the county?</p>
<p>If you don&#8217;t ask yourself these questions when you get a low offer, you either don&#8217;t have a good agent that has educated you, or you can&#8217;t fathom selling your home at a reasonable price.  Most of the time, that low ball offer can be negotiated into a reasonable price for your home. Never reject an offer, you should always counter back. Even if the offer is off by a whopping $100,000 or more, you should counter back.</p>
<p>Countering a low ball offer gives you two things. First, you get to tell them to take their offer and stick it! Second, you get to see how serious they really are. They offer low, you counter at full price, or if you want to show them that you really are interested in selling the home, counter back at a price that is reasonable for you.</p>
<p>If they don&#8217;t come up on their offering price, then it may be a good time to reject the offer, but only after you have tested their willingness to play ball. Remember, a low offer is still an offer, and with the amount of inventory on the market these days, you should treat every offer very seriously. Happy Selling!</p>

			<content:encoded><![CDATA[<p></p><p>When selling a home, especially in todays market, it&#8217;s critical to price your home correctly. What I mean by correctly is, you need to price it at a value that gives you a shot at selling your home quickly.   When you put your home on the market, most of the activity you will see is going to be within the first 3 weeks.</p>

<p>Those first three weeks are your first impression, and if you price your home to high, you have a pretty good chance of not selling your home for a very long time.  If you don&#8217;t get an offer within the first 3 weeks of being on the market you can bet, your price is to high. I know that sounds unrealistic in todays market but it&#8217;s true, and heres why.</p>
<p>Your home goes on the market at a high price, you get a lot of showings, and people don&#8217;t submit an offer. Later down the road, say about 2 months, you still haven&#8217;t recieved an offer. You and your REALTOR(R) decide it&#8217;s time to reduce the price.  After the reduction you get an influx of showings, but still no offer. You reduced the price by $5,000, and you were sure that would be good enough to get an offer.</p>
<p>Another month goes by and you still don&#8217;t have an offer. All your showing feedback is good, the location is nice, the home is in great condition, but you can&#8217;t seem to get an offer. You reduce the price again.  You get more showings, and after reducing your price by $15,000, five the first time and ten the second time, you finally get an offer after 4 months on the market.</p>
<p>This offer comes in below asking price, which most offers do.  You do a little negotiating, and you finally come to a deal at $23,000 below your original asking price.  Don&#8217;t think this happens? I see it happening all the time.</p>
<p>Now, let&#8217;s think about how much you could have saved if you priced your home at market value from the start.</p>
<p>You put your home on the market at $10,000 below what you put it at in the first scenario, which is what your REALTOR(R) recommended you price it at. Your first 2 weeks brings a lot of showings just like the first scenario, and you get two offers. The first offer is about $5,000 lower then asking price, and the other offer is at asking price, but with $4,000 back in closing costs.</p>
<p>Essentially, the offers are about the same, which brings you into a multiple offer situation. You counter back to both, letting them know that you have multiple offers, and they should bring their highest and best offer.  Both offers come in at asking price, and you decide to take the offer with the best buyer. The buyer with 20% down, and will close in 4 weeks.</p>
<p>Compare the two scenarios:</p>
<p>First scenario: You ended up losing $23,000 off your asking price, which was $13,000 lower then the second scenario, and you also paid 5 months more on your mortgage payment at $1,500 a month. That&#8217;s another $7,500 that you paid. In total, because you didn&#8217;t price your home correctly, you ended up losing out on an additional $20,500 on the sell of your home.</p>
<p>This scenario happens all the time. I see sellers that think when you price your home over market value, even by as small amount as $5,000, it&#8217;s not that big of a deal, and they can reduce the price later if it doesn&#8217;t sell. That&#8217;s the wrong idea when trying to sell a home.</p>
<p>If you price your home at or slightly below market value, you have the chance at getting multiple offers, selling your home faster, and netting much more then if you over price it. And, if your home doesn&#8217;t sell at the lower price it wouldn&#8217;t have sold with the higher price either.</p>
<p>So what&#8217;s the risk? If you ask me, the risk is selling your home too fast, which isn&#8217;t really all that bad is it?</p>

Either way, using a real estate agent is going to increase the probability you will come out of your experience on the greener side of the fence.</p>

<p><strong>What Does A Real Estate Agent Do?</strong></p>
<p>A real estate agent&#8217;s main purpose is to work as your fiduciary.  A real estate agents fiduciary duty is a legal obligation to undertake or to act for and on behalf of another in a particular matter in circumstances which give rise to a relationship of trust and confidence. Which means, your real estate agent is hired to work on behalf of your best interests.</p>
<p>If you work with a buyers agent, that agent is going to negotiate on your behalf. If you work with a sellers agent, that agent is going to try and get the most money for your home possible. They will educate you on the process, keep you informed of the legalities, and are responsible for ensuring your best interests are taken care of.</p>
<p>Most people don&#8217;t realize what exactly a real estate agent does.  I am going to explain to you what it actually takes to get a deal done.  See, there is an urban legend out there that real estate agents just help you fill out a contract and collect a check when the home closes.  Not true, at least in my eyes, and a great agent will do so much more.</p>
<p>Example, in January of this year, I helped a buyer find a home. This buyer was a first time home buyer, and was very eager to buy their first home.  We went shopping, and they wanted to write an offer on a home they found. I did a little research before we wrote the offer, and we determined the home had structural defects.</p>

<p>Needless to say, we decided not to offer on the home. If my buyer would have been unrepresented, there&#8217;s a good chance she would have bought a home that was falling apart, and it would have cost her a lot of money to fix. Not to mention how hard it would have been to re-sell a defected property.</p>
<p>So, we found another home the couple liked, and we wrote the offer. My buyers wanted to write the offer at full price, they thought the home was worth it, and they just wanted to buy a home already.  I did my research, and concluded we could get a better price on the home based on recent solds in that neighborhood.  We came in low,  went through the negotiating process, and we got the contract accepted for $13,000 less then asking price.</p>
<p>If my buyers hadn&#8217;t used an agent, and negotiated with the seller agent, they would have paid full price for that home. The sellers agent would have done a great job for their sellers, but my buyers would have been left paying too much.  They used a real estate agent because they knew that an agent would educate them on market conditions, and make sure their best interests were looked after.</p>
<p>The next time you think about doing a real estate transaction, remember, a real estate agent is their to help you get the best price, and keep your stress level at a minimum. Good Luck!</p>
