As a real estate agent it’s important to make sure that my clients get the best service possible when looking at homes. That service starts at the very beginning of the process by looking for homes online.

Because I have had so many comments from my clients about bad real estate websites, I have invested a lot time and effort in trying to create a user friendly experience for my clients when looking for Logan Utah homes for sale.

Utah is a great place to live and raise a family. Utah has been ranked nationally as one of the safest places to live, and the 2nd healthiest state in the country. Among the cities in Utah, Logan is the healthiest city in the entire state.  Logan is the only city in Utah to have increasing home values in 2008 and the first 3 quarters of 2009.

Utah is also home to some of the safest places in the United States, Logan Utah is at the top of that list. Logan was ranked the third safest place to live with 100,000 people or fewer.  Raising a family is all about protecting your family, and Logan Utah takes that very seriously.  We have one of the largest police forces per capita here in Logan, and they work hard to keep us safe.

Utah is also sitting at #4 for lowest unemployment rates in the country. Our job out look is good for the future due in large part to the excellent tax programs our legislature have implemented for business’. According to Career Builders recent pole of the 30 best cities to find a job, Logan came it at #3 with an unemployment rate of 2.5%.

Logan Utah short sale properties, are properties that a home owner has shown a bank or financial institution they are in distress. The bank will then agree to forgive part of the mortgage in order to get the property sold.  And because the banks want to get rid of these properties fast, they can end up being a great deal for a potential home buyer.

If you are looking for Logan Utah short sale listings you can find them here. But we forewarned, the short sale process can be time consuming to say the least. Becasue the bank owns these properties, in order to get an offer approved on a short sale, you must go through the bank.  The owner of the home has no say in the process, how much the offer accepted should be, or how long the process is going to take.

This makes buying a Logan Utah short sale difficult and time consuming.  The average time frame to close escrow on a short sale is around 4 months. It all depends on how far along in the process the home is. For example, if the home has been on the market for a descent amount of time, and the bank has already received an offer, the process may go a lot faster.  The bank should already have the wheels in motion with the first offer.

Short sales usually have multiple offers on them before all is said and done. The reason is the potential to get a great deal. The bank will usually start out low on the asking price to induce a market frenzy for the property.  With the low price, brings more activity, and generates more offers. This way the bank can pick and choose which offers it will consider. They usually prefer cash buyers, but buyers with money down and good credit are also preferred.

You may offer higher then another bidder, but if they look like a more solid buyer or if they have cash, the bank may over look your offer and go with another the cash buyer.  This can be very frustrating, especially if you have waited months to get an answer. Which is why when considering a short sale in Logan Utah, it’s very important to have patience, and know that you may lose out in the bidding process.

The Cache Valley real estate market is a great place to buy a home.  Our homes in Logan, Utah are the only homes to have increased home values in 2008, and the first 3 quarters of 2009 in Utah.  Our market is strong and home values show our economy is one of the best, and our unemployment rate is also one of the lowest.

According to the Bureau of Labor Statistics, Utah has the 4th lowest unemployment rate in the country at 6%; just behind North Dakota, South Dakota, and Nebraska.  Cache Valley has an unemployment rate of 4.6%, and at the first of the year, in January, our rate was 3.7%. Our job less rate is rising, but due to our diverse economy, the future looks good for our valley.

If you compare the Cache Valley real estate market today, compared to where we were last year, you can see a dip on sales, but our prices per square foot are relatively close.

The Cache Valley Utah real estate market is not in bad shape, but we have seen a decline in home sales just like most of the country. The good news about our market is our very low foreclosure rate, and because of that low rate, our home values haven’t been effected like other markets in the nation.

Currently, we have 44 pre-foreclosures on the market out of 745 active single family residential homes, or 1 in about 17 homes is a pre-foreclosure. If you compare that to other cities around the nation, that rate is outstanding.
